Mudlark Hotels Ltd – The Great House, Sonning – Expert Witness
Expert Witness acting on behalf of the Great House against the refusal of consent for a small park extension
Lockhart Garratt were asked to prepare landscape evidence in support of an appeal by Mudlark Hotels Ltd against the refusal of planning consent for a small 18 space car park extension at The Great House Hotel and Public House, Sonning.
The Great House had become a victim of its own success with increased popularity resulting in a lack of on-site parking facilities which in turn was adversely impacting upon the surrounding road network and the character of the Conservation Area. The sites location immediately adjacent to the Thames, its location within the Conservation Area and within the setting of numerous Listed Buildings and heritage assets, including Sonning Bridge, the subject of numerous historic paintings.
A key concern of the Local Authority was the impact upon the character of the area and the visual relationship on the approach to Sonning on the B478, over the Sonning Bridge, and in particular the loss of existing tree cover within these views.
Lockhart Garratt successfully argued that the impact of the development was negligible, with the proposed car park extension representing a minor addition to the landscape at this point and that the loss of tree cover would also be negligible given the extent of mature tree cover within the vicinity.
